Deed Restrictions

Some key items that require approval from the Board of Directors and a short list of common violations –  this should not be considered as a complete list:

  • ANY FENCE MUST RECEIVE APPROVAL IN WRITING. Specifications must also be submitted in writing.
  • Any re-painting with a change in colors must be approved
  • Major landscape projects require approval
  • No construction project without approval and proper permits from the county
  • No overnight street parking
  •  No street parking within 100′ of intersection or curve in roadway
  • No trailers – unless garaged or behind a privacy fence
  • Backyard play equipment must be behind a privacy fence

Exit Gate Problems

From time to time we hear of issues with the exit gates not opening. We believe this is related to a software issue in the gate controllers that has been updated. However, there are instances where if the gates close right as another exiting car approches, the system locks and will not open either for the car or pressing the exit button. If this happens:

  1. Back your vehicle up COMPLETELY OFF THE EXIT PAD/LOOP (The pad is a small sensor area about 10 feet before the paver stones at the gate. You will need to back up 10-15 feet from the pavers.)
  2. Wait 30 SECONDS
  3. Pull forward to the trigger pad and the gate should open.

Waiting the full period seems to be the real fix. Many people back up and re-approach, but the system still “thinks” the gates are open from the last car and needs time to accept that it is closed.
